    We’re looking to do something with the back end of our downstairs. Living and dining have been swapped. Garden down the side and garage at back (patio in between back dr and garage). We’d like to add a downstairs loo and/or utility and probably remove the wall between kitchen and middle room. Possibly doors to the side (right) to see into the garden. Left as you look is attached to neighbours. Right is end terrace. It’s 1930s bay front. Is extending and connecting to the garage an awful idea? Utilities for kitchen are centre walls. Garden gates indicated front and back of house. Bit stuck for vision/ideas!

    If we wanted some ideas and someone to help where the heck do we start?? I’d love to know what’s possible initially. Thanks!!!

    I think you need to tell us why you want to do something. What’s not working for you with the current layout? Is it just that you want downstairs loo & utility added?

    Which way is South/gets the sun?

    We’re south east facing…Sun goes over the top from the front. The middle room is pretty much a through room without much purpose. There’s a dining table and hifi but I feel as though we could make much better use. I’d like to feel more connected to the rest of the downstairs when in the kitchen. Would like a more designated play space for toddler as well. Hope that helps!

    With costs as they are, I wouldn’t extend unless it was absolutely essential. Google utility cupboards, with very little space you can make a great, useful space, and a wc under the stairs perhaps? Glass doors to garden sounds like a wonderful idea.

    I used a kitchen designer who can also do interior design to plan my downstairs layout as I was at a bit of a loss how to get what I wanted, I knew an architect was not gon a help me plan the actual space/furniture/etc. It’s been invaluable, she created exactly what I thought I could see but couldn’t create, and saved me loads of money in not doing structural stuff I thought we had no option but to do.

    Do the areas on the right belong to someone else? I’d knock the garage down and extend the current kitchen. You could have an open plan kitchen & lounge. Could you fit a toilet under the stairs?

    Side note…the garage has damp and a bowed wall so could come down. Small drive way on short end of garage.
