    Evening all, First post, once I know some basics I will post not anonymously I promise I’m looking to start our garage conversion in the new year, I work in construction and planning to do all myself except for plumbing, window, brick. The house builder was kind enough to insulate, board and decorate the inside along with installing an internal door to the hallway which is great. I’m wondering what I need to do up here in Scotland in terms of planning etc? I will be able to produce simple 3D drawing plans to submit. We won’t be selling up any time soon if that changes what extent of planning we need to get at this stage. Would appreciate any help. Thanks

    Hi just check with planning first if your permitted development rights are intact. If you are restricted it will be an application. Some things that may impact garage conversions:. Loss of parking Flood surface water alleviation, Many people failed to realise an empty garage void can be used to mitigate against flooding. Check with your local authority if they have a policy on this. If they do, you will be required to submit a flood risk assessment with mitigation recommendations.
